Vijaya simha reddy, zamindar of Semmanur zameen lives happily with his wives and children in his bunglow. His loyal servants Sethupathy and Senathipathy cunningly kill the entire zameen family for their wealth. After some 40 years, Sethupathy’s grandson Chinrasu, living with his father Rasu Gounder whose activities are always foolish as the chieftain of the village. Rasu gounder keeps scolding and irritating Chinrasu for no reasons. Meanwhile, Smitha, aged 25, Doctor as profession, is running a mental heath care hospital in the memory her grandfather Senathipathy. She is very warm and caring on her patients. Neelakandi, a witch who is pretending as Smitha’s patient, is waiting for the right moment to kidnap Smitha and kill her to get her life back through black magic. Apart from her, a foolish gang of kidnapers headed by TDS is making their plans to kidnap Smitha for ransom money. At the village, Chinrasu is fed up with his father’s tantrums, drinks with his uncle and friends, comes to home, make a ruckus, asking his grand father’s property. Irritated by his activities, Rasu Gounder throws the documents of the Semmanur zameen bunglow. Satisfied and happy, Chinrasu travels towards the bunglow at Semmanur. But before touching the border of Semmanur he is attacked by some supernatural force, make him skid his car, hit on his head. After two months, Chinrasu is found as mental patient with the name Pandi in Smitha’s hospital. Along with his friend Burfy he roams around the hospital, falls in love on his doctor Smitha. At a home function for the memories of their grandfather, Smitha’s father gifts her a ring, belonged to her grandfather. Through that ring, which is actually stolen from Reddy, the ghosts of entire Reddy family come to kill Smitha as the revenge on her grandfather, but she manages. When the ghosts appear in front of Pandi, he ignores and makes fun of them as he as a mental patient, has no conscious about the concept of ghosts. Neelakandi confronts with the Raddy family ghosts, makes the deal to help mutually. At on night, Pandi and Burfy escape from the hospital with the purpose of marrying Smitha. At the same night TDS gang kidnaps Smitha, but she was grabbed by ghosts from them. On searching on their kidnap victim, the TDS gang end up at Semmanur bungalow where Neelakandi and Reddy ghosts keep Smitha locked by black magic. TDS group enter the haunted bungalow and hit by the ghosts who are securing Smitha. TDS calls his friend Andavar, a ghost buster to come and save them. While Andavar drives on his way towards Semmanur bungalow, Pandi and Burfy joins him forcefully. They all are locked inside the bungalow. Smitha’s father who is desperately searching his missing daughter meets a spiritual monk who tells his about Neelakandi and her plans of offering Smitha’s soul to her Black magic guru. Neelakandi takes Smitha to her place where is going to perform black magic poojas. The monk comes with Pandi, makes him fight with Neelakandi to save Smitha’s life. They all unite on a happy note
